Duties

Help
  • Plans, directs, coordinates and supervises building operations for the headquarters complex buildings.
  • Directs and evaluates all operations activities to assure that occupants receive specified buildings services.
  • Provides leadership to subordinate employees and serves as technical advisor on the full range of issues specific to the office directed.
  • Responsible for building operations, renovations and maintenance programs, space utilization, contract administration and financial and personnel management.
  • Directs and evaluates all operations activities to assure that occupants receive specified buildings services.
  • Participates in long-range planning to ensure the integration of office objectives with the agency's initiatives.
  • Plans a continuing and comprehensive evaluation of the Office?s operation to define priorities, ensure its efficient and effective operation and provide building management services.
  • Ensures expert staff advice and services to higher levels of management, other SSA components, Government agencies and private contractors.

Qualifications

You must have 52 weeks of *Specialized Experience. This experience must have been gained in a federal position at or above GS-12 OR (if your position/experience is in another federal payscale or outside of federal service) by performing duties at a level equivalent to those performed in a federal position at or above GS-12. This specialized experience must have provided you with the specific knowledge, skills and abilities to perform the functions of this GS-1176-13 Building Manager position.

Relevant experience must be explicitly described in your resume and/or supporting documents or you cannot be considered for this position.


*Specialized Experience should primarily consist of directing, coordinating and/or overseeing building operations, maintenance, repair and improvement projects.

Duties should include managing building services activities designed to promote occupant comfort and safety; conducting interior and exterior inspections of building systems; identifying and resolving building operation needs (e.g., maintenance, repair, new construction or equipment), developing plans for minor repair and improvement projects; providing technical advice on building services contracts; writing specifications for construction, maintenance or custodial services contracts; applying knowledge of building management programs and procedures; recommending resources to devote to repair, alteration and maintenance projects and working in conjunction with the activities of contractors.


Duties of this nature should be typical of your everyday work. Your performance of duties relevant to the specialized experience must be clearly and specifically described in your resume. Experience from participation in a special project or workgroup is not creditable unless that experience equals 52 weeks at the required grade level. Work that is primarily related to performing building maintenance or office relocation functions is not creditable, unless it includes associated program management. If your experience is in a federal position, you must state the grade of that position in your resume.

You must be very specific in describing relevant duties you perform (or performed) at the required grade level (or grade-level equivalent). It is suggested that you list each of your positions separately (including the full start and stop dates, your grade (if the position is or was federal) and the duties you perform or performed). SF-50s must coincide with the claims made on your resume. If your federal pay scale and grade level are not specified with your relevant federal experience you may be eliminated from further consideration.
