Duties

Help

Responsible as a working foreman for the effective operation of the Maintenance Division. Duties involve all assigned renovation, tenant improvement, and light construction projects; maintenance and repair of all MCCS activities; coordination of civilian contractors; project estimates and bids; event planning; and customer service. Assigns work and supervises subordinate staff. Responsible for the quality and quantity of work performed by the subordinate work force. Motivates employees and encourages training, advancement and continued education. Prepares work performance appraisals, approves or disapproves leave, and recommends disciplinary action when necessary.

Makes recommendations for design and materials needed for replacement, repair, additions and renovations. Provides information to the Maintenance Supervisory Staff to assist with obtaining accurate bids. Determines materials, equipment and maintenance needed and prepares time and expense estimates. Requisites materials, supplies, equipment, and tools necessary to perform maintenance and construction functions. Responsible for the maintenance of locks for all MCCS activities and maintains master keys and key code combinations. Performs routine administrative duties related to the Maintenance Division. Prepares preliminary sketches and surveys for proposed projects and facilities. Draws and plans practical and efficient layout of fixtures and other décor.

Develops and ensures implementation of an activity safety program in accordance with the Base Safety Program. Conducts safety meetings at least quarterly. Advises employees of available safety regulations, instructions, materials and equipment. Ensures safety training is provided to employees. Complies with OSHA standards and takes action to correct unsafe or unhealthy working conditions. Ensures employees understand safety infractions that can result in disciplinary actions and follows through with appropriate action. Ensures minimal loss of duty by complying with "Return to Work" program initiatives and following up on employee well-being.

Provides World Class Customer Service with an emphasis on courtesy. Assists customers and communicates positively in a friendly manner. Takes action to solve problems quickly. Alerts higher-level leadership or proper point of contact for help when problems arise. Adheres to safety regulations and standards. Promptly reports any observed workplace hazards, and any injury, occupational illness, and/or property damage resulting from workplace mishaps to the immediate supervisor. Adheres to established standards of actively supporting the principles of the EEO program and prevention of sexual harassment. 

May be required to travel for temporary duty assignment.

EVALUATIONS:

Qualifications

Must have specialized experience working in one of the following trades: plumbing, carpentry, painting or electrical. Must have the ability to interpret and read blue prints and schematics, scale drawings, and other diagrams essential to the work. Must have knowledge of Uniform Building Code. Must have supervisory experience. Must have the ability to plan, organize and accomplish the work through a subordinate work force skilled in a variety of occupations. Must demonstrate effective oral and written communication skills, energy management and conservative efforts. Possess skills to use Microsoft Office Suites and associated peripheral equipment and software. Knowledge of NAF policies and procedures preferred. Must have and maintain a valid driver's license.

PHYSICAL EFFORTS: Work requires prolonged standing, bending, stretching, reaching, kneeling and stooping. Frequently required to work in cramped, awkward, flat, vertical, overhead and in hard to reach positions. Frequently lifts and carries materials and equipment up to 45lbs independently and over 45lbs with assistance. Handles a variety of tools, materials, and equipment. Climbs ladders and may perform work from scaffolds. Arm movement is considerable.

WORKING CONDITIONS: Work is performed outdoors or inside. Indoor work is subject to cuts from hand or power tools and exposure to the presence of sawdust, splinters, and flying chips. Subject to inclement weather conditions while working outdoors. There is a danger of falling from ladders or high places. Exposed to strong smelling odors, vapors, fumes or chemicals. Exposed to the possibility of broken bones, burns, cuts and bruises. May be required to use protective clothing or gear such as hardhats, masks, smocks, coats, goggles, gloves and shields.
