  • At the GS-12 grade level, the duties are developmental in nature leading to the full performance level of GS-1171-13. The duties are described at the GS-13 level.
  • You will handle the most technically difficult and complex appraisal issues which involve controversies or have high visibility.
  • Resolve conflicts or disparities between values or the methods for determining values.
  • Provide review of appraisals by other appraisers across the region up to the designated delegation level.
  • Develop new policy guidance for the region.

In order to qualify, you must meet the experience requirements described below. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; student; social). You will receive credit for all qualifying experience, including volunteer experience. Your resume must clearly describe your relevant experience; if qualifying based on education, your transcripts will be required as part of your application. Minimum Qualifications for the GS-12:

Specialized Experience:
One year of specialized experience which includes appraising properties utilizing one or more of the three approaches to value with competency in all approaches; complete appraisal and review assignments, including the appraisal of real estate interests such as fee simple, easements, partial acquisitions and water rights; conducting appraisals of TWO or more of the following types of properties: agricultural, commercial, industrial, special purpose and residential properties in urban and rural locations. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11).

Minimum Qualifications for the GS-13:

Specialized Experience:
One year of specialized experience which includes managing an appraisal program providing appraisals, appraisal reviews, cost estimates, gross appraisals, and valuation technical expertise; reviewing appraisals ranging from simple to complex interests to ensure standard practices and procedures are applied and State vs. Federal Rules are properly interpreted; participating in reviewing established appraisal practices and procedures in developing and implementing new methods and analysis techniques. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-12).

Selective Placement Factor: This position has a selective placement factor which must be met at the time of application. You MUST submit a copy of your current and valid Certified General Real Estate Appraiser license with your application. The expiration date on your license must be after the date you submit this application. Failure to meet this requirement will result in your application not receiving consideration for this position.
