This position is located within the Public Buildings Service. As a Building Management Specialist, you will perform the following major duties:
Assists the Building Manager with building operations, maintenance, repair, alteration, historic preservation, recycling, concessions, safety, environmental and security in GSA-owned and/or leased buildings.
Monitors efficient occupant space utilization, energy and water conservation, sustainability, and environmental hazards programs, and fire and security protection; monitors programs related to tenant safety and comfort.
Participates on teams which evaluate and recommend materials and equipment related to HVAC, electrical, standby generators, lighting, fire protection systems, and vertical transportation systems.
As a customer service representative, develops a positive working relationships with customer agencies and client personnel
Analyzes tenant agency space and service requirements in relation to overall facility operating plans, and applicable agreements established with client agencies and other service providers.
Assists the Building Manager in managing the contracting and leasing administration process as needed on behalf of tenant agencies and GSA.

The GS-07 salary range starts at $54,061 per year. If you are a new federal employee, your starting salary will likely be set at the Step 1 of the grade for which you are selected.
To qualify at the GS-07 level, your resume must demonstrate you meet A, B, C, or D of the following:
A. SPECIALIZED EXPERIENCE: One year of specialized experience equivalent to the GS-5 level in the Federal service. Specialized experience is defined as analyzing and solving technical and administrative problems relating to the operations and maintenance of building complexes or similar facilities. Examples of such experience includes: communicating with a variety of individuals to gather information, analyze, and provide recommendations regarding building operations, automated building systems, building equipment or building services; entering, tracking, and reconciling budgetary or financial data in a computerized system for facilities operations; or providing administrative or technical support for commercial building preventative maintenance programs.
OR
B. EDUCATION: Possess one (1) full year of graduate level education or a master's or equivalent graduate degree, or two (2) full years of progressively higher level graduate education leading to such a degree or LL.B. or J.D., LL.M, Ph.D, if related, in a field that provided the knowledge, skills and abilities necessary to perform the work of a Building Management Specialist.
OR
C.Superior Academic Achievement (SAA) at the baccalaureate level is fully qualifying at the GS-7 level. To claim SAA, submit documentation of one of the following:
Class standing -- You must be in the upper third of your graduating class in the college, university, or major subdivision, such as the College of Liberal Arts or the School of Business Administration, based on completed courses.
Grade-point average (rounded to one decimal point) of: (a) 3.0 or higher out of a possible 4.0 ("B" or better) as recorded on your official transcript, or as computed based on 4 years of education, or as computed based on courses completed during the final 2 years of your curriculum; OR (b) 3.5 or higher out of a possible 4.0 ("B+" or better) based on the average of the required courses completed in your major field or the required courses in your major field completed during your final 2 years of the curriculum.
Election to membership in a national scholastic honor society in one of the national scholastic honor societies listed by the Association of College Honor Societies.
OR
D. COMBINATION: Possess or will possess acombination of experience and graduate level education as described in "A" and "B" above that, when combined, fulfills the requirements.
