Ensures security of all guests is maintained at all times. Ensures guest privacy is maintained at all times. The incumbent is responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of physical plant facilities. Performing work in at least two or more of the following trades requiring a higher level of skill than NA-4749-07 in the maintenance and repair of buildings and related fixtures or having significant emphasis in one of the higher level licensed trades: Electrical; Heating, Ventilation and Cooling; or Plumbing;. Maintains work order log and follow up as required. Reports status to supervisor. Logs trouble calls with contractor as appropriate.
Plumbing: Makes basic plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves on washing machines and water supply that can be accomplished by removing, cleaning, resealing, replacing defective parts or units, installing water heaters, garbage disposals, faucets and sinks. Washer/Dryer repair: Performs routine maintenance on washers and dryers to include cleaning lint ducts and vents, replacing hoses and fittings as required, and referring more complex problems to supervisor for action.
Heating, Ventilation and Air Conditioning (HVAC): Recognizes the cause of faulty equipment and makes repairs on a variety of HVAC units as appropriate. Incumbent traces and locates defects to determine the type and extent of repair needed and they plan the work, select the proper tools and testing devices and accomplish repairs according to accepted trade practices.
Electrical: Recognizes and reports electrical problems. Replaces fluorescent and incandescent ballasts, bulbs and tubes as needed. Makes repairs that can be accomplished by removing, replacing, tightening, splicing, soldering, and insulating defective wiring, controls, equipment, and fixtures such as broken and bare wiring, burned out switches and relays, loose connections and fittings, damaged light fixtures, and poorly operating thermostats.
Carpentry: Measures, cuts and constructs or repairs wood or wood substitute items. Conducts basic carpentry repairs applying a general knowledge of wood, composite materials, wood substitutes, and woodworking techniques, as well as basic shop mathematics to plan, measure, and lay out materials according to dimensional requirements and specifications. Repairs include repairing or replacing screens; window and door frames; molding and trim; and repair and replacement of drywall or similar products. Incumbent applies standard measurements and specifications when constructing, installing, or repairing items such as frame structures, decking, partitions, shelving, doors, forms, siding, and scaffolds.
Painting: Preparation of areas and standard coating methods such as brushing, rolling and spraying and ensure surfaces are fully coated, protected and free from drips and runs. Incumbent uses specifications to thin, stir, and mix coating materials according to specific directions. They apply various coating materials (for example, paints, varnishes, and shellacs) with brushes, rollers, spray guns, and other related methods and techniques, and see that the coating finish meets surface protection requirements.
Must meet Federal Employment suitability requirements and successful completion of background investigation. Background Investigations are conducted using fingerprint identification and completion of background inquiry forms.

Qualifications
Minimum two years of experience with demonstrated skill in two areas (Carpentry, Plumbing, HVAC, Electrical, Painting). Knowledge in the applicable combination of trades sufficient to perform the duties of the position. Knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, commonly used chemicals and basic safe work practices is required. Must possess a welcoming manner and positive attitude; demonstrate effective communication skills; professionally interact with guests; answering guest questions concerning hotel facilities; and provide information about local attractions. Provide assistance in handling customer complaints, involving management as necessary. Must possess basic math and reading skills Must be able to communicate clearly and effectively both verbally and in writing in English. The incumbent performs duties under the direct supervision of the Maintenance Manager/Maintenance Supervisor who sets and prioritizes work assignments, establishes deadlines, approves leave requests, and evaluates performance of the incumbent. Recurring assignments (e.g. follow-up on maintenance requests reported by guests, housekeeping, or front desk) are carried out independently without specific instructions. Work assignments (completed and in-progress) are spot checked on a daily basis via documented inspection reports to assure that work practices, techniques, records, and other functions are technically accurate and in compliance with instructions. Incumbent is expected to perform daily work on own initiative and carry out assignments in accordance with DOD and Navy regulations. Situations involving unfamiliar problems not covered by instructions are referred to the supervisor for resolution. Typically employee uses routine instructions and work methods that are common to the trade and may be general in nature. Where available the incumbent will rely on blueprints, manufacturer's instructions, manuals, and maintenance specifications.
The operation conducts business 24 hours a days, 365 days a year. Customer service is of the foremost importance in this position. Due to the need to accomplish work across two or more trades, the work consists of a variety of duties requiring many different and unrelated processes and methods. Independent discretion is needed to determine how best to approach the work and which methods to apply.
The purpose of the work is to provide maintenance services. The work directly contributes to the military members, retirees, civilians, and family member's quality of life, mission readiness, and contributes to job satisfaction and retention of valuable members.
Contacts include regional staff, all department heads, and lodging staff. Some contact with contractors, vendors, and representatives of private industry. Contacts are made to coordinate and/or obtain information relating to the maintenance operation. The incumbent is required to do considerable standing, bending, walking, pushing, pulling, and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting, moving, and carrying of supplies and equipment weighing up to 45 pounds (100 pounds assisted) is required. Must be able to climb/descend stairs and ladders, stoop, bend, kneel, and work in uncomfortable positions. The work involves normal risks or discomforts associated with plant operations, facility management, and/or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair, maintenance, or renovation. Personal Protective Equipment (PPE) is provided.
SPECIAL REQUIREMENTS This position may be designated ALPHA personnel for inclement weather or in the interest of national security and may be required to report for work when other employees are excused. This position is subject to the possibility of workdays on weekends and holidays, as well as, rotating shifts, often consisting of other than normal duty hours. The staff member may be recalled to duty and/or required to work overtime, including on an emergency basis. May be required to possess a valid state driver's license, as travel to other facilities may be required within the normal scope of duties. In order to verify fitness for duty, a complete physical examination may be required. This position is subject to a favorable National Agency Check (NAC).
