As an Appraiser, you will:

  • Review and manage appraisals assigned for review by reviewing appraisal reports for the purpose of identifying issues or problems conflicting with FHA regulation.
  • Conduct detailed desk reviews of selected Appraisal Reports received from appraisers and analyzes all the information submitted for accuracy, supportability and consistency, and to ensure that, in each case, the appraiser has properly applied the current principles, practices, and techniques of appraising.
  • Conduct field reviews of selected appraisals and provide information contained within the reports
  • Review appraisals that may require additional information from data sources and other comparables, which may not fit the parameters of the guidelines, but which may substantiate the final conclusion by the appraiser who performed the appraisal.
  • Resolve valuation issues involving common problems, such as, special zoning requirements in an area, any environmental hazards that may affect the property, properties located on leased land or on restricted lands (particularly properties located an Indian reservation land).

Candidates will be selected for a job assigned to one of the official duty stations listed in this announcement. Failure to report to duty at the location for which the candidate is selected may be grounds for a disciplinary action, including removal.

The duty station for this position will be a home-based worksite or other non-HUD owned space anywhere within HUD's Denver Region, which encompasses the states of Arkansas, Colorado, Iowa, Kansas, Louisiana, Minnesota, Missouri, Montana, Nebraska, New Mexico, North and South Dakota, Oklahoma, Texas, Utah, Wisconsin, Wyoming.

Key Requirements:
  • Must be U.S. Citizen or U.S. National.
  • A one year probationary period may be required.
  • Must successfully complete a background investigation.
  • Public Trust - Background Investigation will be required.
  • Complete a Declaration for Federal Employment to determine your suitability for Federal employment, at the time requested by the agency.
  • Have your salary sent to a financial institution of your choice by Direct Deposit/Electronic Funds Transfer.
  • If you are a male applicant born after December 31, 1959, certify that you have registered with the Selective Service System or are exempt from having to do so.

Qualifications

You must meet the following requirements by the closing date of this announcement.

Specialized Experience: For the GS-12 grade level, you must have one year (52 full weeks) of specialized experience at a level of difficulty and responsibility equivalent to the GS-11 grade level in the Federal service. Specialized Experience for this position includes:
- Completing desk and field reviews of Single Family property appraisals; AND
- Providing technical assistance and policy guidance on appraisal related issues; AND
- Analyzing and resolving appraisal valuation issues and assessing related collateral risk.

The applicant must be a State-Certified (Certified Residential or Certified General) appraiser with credentials based on the minimum certification criteria issued by the Appraiser Qualifications Board (AQB) of the Appraisal Foundation.

Experience may have been gained in either the public, private sector or volunteer service. One year of experience refers to full-time work; part-time work is considered on a prorated basis. To ensure full credit for your work experience, please indicate dates of employment by month/day/year, and indicate number of hours worked per week on your resume.


In addition to meeting specialized experience, applicants must have a State Certified Residential Appraiser License OR a State Certified General Real Estate Appraiser License. (You must submit a copy of your current state license and certification to be considered. Failure to submit this required documentation will result in loss of consideration for this position.)

If you are listed on: the GSA's Excluded Parties List system (SAM); listed on the system Award Management (LDP) list; listed on HUD's Credit Alert Verification Reporting System (CAIVRS); you may be ineligible to perform FHA appraisals due to FHA sanctions.

Additional information

Pay will be determined based on the duty location of the position. Employees will receive the locality rate associated with the location of their home worksite.

This is a 100% telework position, in which you may reside and work at a location within the Region of Denver, CO.
