Perform the following trades in the maintenance and repair of grounds, exterior structures, buildings, and related fixtures and utilities:
Plumbing: Makes plumbing repairs that can be accomplished by removing, cleaning, resealing, replacing defective parts or units of utility, supply, and disposal systems, such as dirty traps, sections of broken tile, damaged or broken pipes, leaky faucets, and stopped up drains. Installs water heaters, garbage disposal units, faucets, and sinks.
Carpentry: Rekey/recode and replace digital door locking system does not require special knowledge but maintenance worker must be comfortable with basic computer system. Open and rekey hotel safes Measures, cuts, and constructs or repairs wood or wood substitute items such as scaffolds, staging parts, panels, bins, pallets, concrete forms, dry walls, sheathing, and roof decking.
Painting: Performs standard coating methods such as brushing, rolling and spraying, by the use of coating materials that are prepared according to specific directions, and by the application of coating techniques that insure surfaces are fully coated, protected, and free from drips and runs.
Gardening: Keep lodging facility in desirable condition and maintenance of tools, equipment and vehicles. Picks uptrash and debris around facilities. Using broom, shovels and rakes, cleans walks, entranceway, patios, gutters, etc. of dirt and debris as required. Cuts and trims trees, and removes shrubbery. Maintains area in proper condition. Loads, unloads, locates, relocates and carries various types of items such as tables, chairs, and supply items from and to locations by use of truck or available vehicles. Performs daily preventative maintenance on all vehicles and equipment used to perform assigned duties. Reports any unusual maintenance problems to Supervisor.
Observe required safety, sanitation and hazardous waste disposal rules, and regulations. Operate vehicles to transport tools and materials to work site. May be called on to drive the 10 PAX shuttle service in the absence of regular driver
Lifts, carries, and sets up materials and equipment. Requires prolonged standing; stooping, bending, kneeling, climbing, and working in tiring and uncomfortable positions. Lifts and carries objects up to 45 lbs independently and objects over 45 lbs with assistance.
Works under general supervision. The majority of the work is performed independently where the incumbent makes decisions based on personal knowledge.
Work is performed both inside and outside, and incumbent is exposed to dirt, paint vapors and fumes. Must wear issued protective gear when needed.
During states of emergencies such as Tropical Cyclones may be required to stay on site as part of an on-site duty team to assist guests staying at the lodging facility.
Provides World Class Customer Service with an emphasis on courtesy. Assists customers and communicates positively in a friendly manner. Acknowledges customers, smiles and makes eye contact. Asks questions to determine, verify and solve problems. Checks for satisfaction on the quality of goods and services. Takes action to solve problems quickly. Alerts the higher-level supervisor, or proper point of contact for help when problems arise.
Adheres to safety regulations and standards. Uses required safety equipment, and observes safe work procedures. Promptly reports any observed workplace hazards, and any injury, occupational illness, and/or property damage resulting from workplace mishaps to the immediate supervisor.
Adheres to established standards of actively supporting the principles of the EEO program and prevention of sexual harassment.
Must be at least 18 years old AND have graduated from high school or been awarded a certificate equivalent to graduating from high school.

At least two years of experience that demonstrates knowledge in the applicable combination of trades sufficient to perform the duties of the position.
A valid Government Owned Vehicle (GOV) operator’s permit is required for the performance of duties for this position. Inability to obtain or maintain appropriate GOV licensing will result in termination for lack of qualifications. The incumbent is required to obtain required GOV licenses within 30 days of hire.
Must be able to perform frequent bending, stooping, standing, cramped position, and lifting and moving objects weighing up to 45 lbs independently and objects over 45 lbs with assistance .
QUALIFICATION REQUIREMENTS:
Ability to visually examine and/or perform operational tests to determine the needs and types of repair work to be done to include minor carpentry.
Ability to operate equipment such as Windsor industrial carpet cleaners & floor buffers, plumbing snake for clearing drains, and jet wash pressure washers.
Ability to inspect and repair Windsor industrial carpet cleaners and floor buffers by replacing defective parts.
Skills in the use of a variety of hand tools commensurate with construction work; i.e., electrical drills, earth augers, motor driven skill saws, electrical sanders, band saws, drill press, sheet metal shears, and electrical test equipment and meters.
