  • Inspects the property involved, assembles comparable sales information and other real estate market data, and verifies the terms of proposed real estate transactions.
  • Accompanies and assists higher-grade realty specialists and appraisers in conducting due diligence for land projects, including appraisals
  • In a developmental capacity, accompanies higher-grade specialists in contacts with land owners, assembles routine lands activities, and completes such transactions in accordance with clear-cut guidelines and procedures.
  • Becomes proficient with agency policies and regulations associated with lands activities.
  • As part of assigned cases, researches court and other legal records, extracts and prepares real estate ownership data, land status, water rights, and reviews realty instruments to ensure that all requirements are met.

Qualifications

Specialized Experience Requirement:

Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community, student, social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience.

For the GS-05: Applicants must have three years of progressively responsible experience, 1 year of which was equivalent to at least the GS-4 grade level;

OR a bachelor's degree or 4 years of successfully completed education above high school leading to a bachelor's degree;

OR appropriate combinations of successfully completed post-high school education and experience. The education must have been obtained in an accredited college or university and demonstrate the knowledge, skills, and abilities necessary to do the work.

Examples of qualifying experience include experience that may have been gained in administrative, professional, technical, investigative, or other responsible work and demonstrated the ability to: analyze problems to identify significant factors, gather pertinent data, and recognize solutions; plan and organize work; and communicate effectively orally and in writing.

Qualification Requirements for the GS-07:

Applicants must have one year of specialized experience equivalent to at least the GS-5 grade level;

OR one full year of graduate level education;

OR an appropriate combination of graduate level education and specialized experience;

OR Superior Academic Achievement (go to this site determine if you are eligible: http://www.opm.gov/qualifications/policy/ApplicationOfStds-04.asp). The education must have been obtained in an accredited college or university and demonstrate the knowledge, skills, and abilities necessary to do the work.

Specialized Experience Requirement for the GS-07 level:

Examples include meeting two or more of the following: Served as a trainee in researching lands/realty information such as ownership, water rights, special use permits, or boundary management issues; Assisted higher-graded realty specialists in preparing lands reports or projects such as boundary management issue, acquisition projects, water rights analyses, special uses program permit, or an appraisal; and/or Applied lands/realty guidance and procedures to form a routine lands action, such as survey issue, acquisition proposal, water rights analyses, or special uses program permit.

Please note that Superior Academic Achievement can only be applied if you have graduated or completed (or expect to complete within 9 months) all the requirements for a bachelor's degree from an accredited college or university and demonstrate the knowledge, skills, and abilities necessary to do the work.

TIME IN GRADE REQUIREMENT (GS-07 ONLY): If you are a current federal employee in the General Schedule (GS) pay plan and applying for a promotion opportunity, you must meet time-in-grade (TIG) requirements of 52 weeks of service at the next lower grade level in the normal line of progression for the position being filled. This requirement must be met by the closing date of this announcement.
