Summary

This position is located in the Maintenance and Operations Section, Facilities Management Service, Rocky Mountain Regional VA Medical Center in Aurora, CO. The incumbent works in the Preventative Maintenance Shop under the direct supervision of the Operations Supervisor. He/she is responsible for performing a variety of tasks involved in the testing, preventative maintenance, and minor repair of building service equipment, structures and utility systems.

Duties

Help

  • Work includes mechanical cleaning of boiler tubes, sanitation, cleaning and filter replacement duties on fan coils, ceiling diffusers, light lenses and air handling units, as well as, steam trap maintenance.
  • Performs fire damper testing, emergency light testing and exit light testing throughout designated areas of the hospital, as well as, exercising valves and testing of eye wash and emergency showers.
  • Responsible for Legionella Prevention program efforts conducting water outlet flushing, temperature monitoring, pH testing, and chlorine testing.
  • Makes simple repairs to battery powered exit lights replacing bulbs and batteries.
  • Makes minor repairs to fan coils performing simple 110 volt, fan motor replacements, replaces and rebuilds control valves for the fan coils. Cleans HVAC grills/outlets/Fan Coil air conditioner filters, air handlers and replaces filters.
  • Performs first echelon preventive maintenance such as replacing belts, bolts, screws, small motors etc.
  • Disassembles boiler baffle plates and internals. Mechanically cleans boiler internals by operating a pneumatic tube cleaner.
  • Performs basic carpentry work by apply standard measurements, specifications, and instructions when constructing, installing, or repairing items such as frame structures, decking, partitions, shelving, doors, forms, siding, and scaffolds.
  • Works from sketches, work orders, basic blueprints, and instructions which are complete in terms of type of job required and materials and methods to be used.
  • Locates broken, worn, damaged, or poorly operating wiring, fixtures, controls, and equipment through visual checks or through use of small variety of test equipment.
  • Applies established work methods and procedures to perform limited diagnostic checks and tests on electrical equipment and components.
  • Replaces steam traps. Independently performs plumbing work that involves removing, cleaning, replacing and sealing defective parts such as steam chill water valves and controllers.
  • Maintains tube cleaning equipment, (ie:, hoses, oilers, pneumatic cleaning motors and grinder teeth).
  • Determines proper standardized methods, techniques, and procedures required for routine tasks. Incumbent will use aseptic techniques and sanitation methods to clean equipment.

Work Schedule: Full-Time, Monday to Friday, 7:30 am - 4:00 pm

EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Evidence which demonstrates you possess the knowledge, skills, and ability to perform the duties of this position must be supported by detailed descriptions of such on your resume. Applicants will be rated in accordance with the OPM Qualification Standard Handbook X-118C.

SCREEN-OUT ELEMENT: Your qualifications will first be evaluated against the prescribed screen out element, which usually appears as question 1 in the on-line questionnaire. Those applicants who appear to possess at least the minimal acceptable qualification requirement are considered for further rating; those who do not are rated ineligible and are eliminated. The potential eligibles are then rated against the remainder of the Job Elements:

Note: A full year of work is considered to be 35-40 hours of work per week. Part-time experience will be credited on the basis of time actually spent in appropriate activities. Physical Requirements/Working Conditions: Incumbent must use, move, carry and set up ladders and work from ladders. Use HEPA Vacuums and other cleaning devices. Frequently lifts objects weighing over 40 pounds and occasionally lifts objects over 50 pounds. Duties include work that requires physical abilities and effort in doing laboring duties that require some training or experience. Performs manual tasks with some degree of skill. Work involves some heavy physical effort as in snow shoveling. Must utilize and maintain Personnel Protective Equipment (PPE). Works in hot, noisy, confined spaces and is subject to all types of weather conditions. Work is accomplished outdoors and inside in areas that are confined spaces, dusty, drafty and noisy and hot. Incumbent must be able to wear a respirator, steel-toe shoes, gloves, and other safety related equipment as needed. Incumbent will work in the hospital environment, as well as, shop areas and inside boiler drums during tube cleaning processes.

Receiving Service Credit or Earning Annual (Vacation) Leave: Federal Employees earn annual leave at a rate (4, 6 or 8 hours per pay period) which is based on the number of years they have served as a Federal employee. VA may offer newly-appointed Federal employee's credit for their job-related non-federal experience or active duty uniformed military service. This credited service can be used in determining the rate at which they earn annual leave. Such credit must be requested and approved prior to the appointment date and is not guaranteed.
