As a Realty Specialist, you will performs a wide range of acquisition and/or federal space management work for complex realty transactions. The primary duties involve advising on, planning, or directing one or more of the following functions: (1) acquisition of real property; (2) management of real property in the administration of Federally owned, leased, or consigned space or property. Such work requires knowledge of real estate laws, principles, practices, and markets.

• Required to obtain and maintain a warrant at a level required by the assigned Region. Accordingly, the incumbent will be required to complete the training, on the job training, and education necessary to obtain Leasing Certification Program certification at a level consistent with the assigned warrant level.
• Prepares and maintains current acquisition plans and strategies, as well as appropriate milestone charts and schedules. Identifies customer space requirements. Performs comprehensive market surveys and building inspections to see if the offered space is potentially suited to meet customer requirements.
• Responsible for data input into several systems to track and administer procurement and billing information (such as GREX, REXUS, OA Tool and others).
• May serve as project manager for designated complex realty projects. May lead an interdisciplinary team from GSA (architects, engineers, property managers, and attorneys) and from outside the Agency (lessors, developers, contractors, tenant agency personnel, or other technical personnel), to take the space need from planning and project execution through space delivery.
• Reviews space requests; develops housing strategies, and consults with agencies on their requirements (amount, type, layout and location of space). Works with customers in developing their complex space specifications.
• Conducts/manages necessary interactions with internal and external stakeholders to develop, oversee, and/or execute solutions for varied customer business and diverse workspace needs.

The GS-11 salary range starts at $73,905.00 for San Francisco, CA per year.
The GS-11 salary range starts at $67,856.00 for San Diego, CA per year.
The GS-11 salary range starts at $69,283.00 for Los Angeles, CA per year.
If you are a new federal employee, your starting salary will likely be set at the Step 1 of the grade for which you are selected.
To qualify at the GS-11 level, you must have 1 year of specialized experience equivalent to at least GS-9, Ph.D. or equivalent doctoral
degree, OR 3 full years of progressively higher level graduate education leading to such a degree, OR LL.M., if
related. Specialized experience is defined as assisting with performing real estate transactions for commercial office
space by researching, interpreting and applying real estate laws, regulations, and practices. This experience must
demonstrate the following:
• Lease acquisition including negotiating, preparing and/or executing real estate contracts;
• Performing market surveys and real estate site inspections;
• Performing real estate project management using project management tools to manage projects or portions of projects from inception to closeout;
• Performing limited cost analyses for real estate transactions and;
• Monitoring lease transactions and documents for procurement and financial accuracy.
The GS-12 salary range starts at $88,582 for San Francisco, CA per year.
The GS-12 salary range starts at $81,332 for San Diego, CA per year.
The GS-12 salary range starts at $83,043 for Los Angeles, CA per year.

If selected for this position, you will be required to complete within two years all training, certification and related administrative requirements required to obtain and maintain a contracting warrant, per Federal Acquisition Regulations.
