As a Appraiser you will provide long range planning, coordination and program oversight to all appraisal activities of Region 6, which is comprised of Missouri, Kansas, Iowa and Nebraska.
This position is located in the PBS, Portfolio Management Division in Kansas City, MO.

The GS-13 salary range starts at $89,417 per year.

Expert knowledge and mastery of real property appraisal principles, methods, practices and techniques to estimate values. Familiarity with the three approaches to value and be able to analyze sales of comparable properties, income and expense statements, calculate the present and future value of a property's income generating potential, market rental data, financing costs, construction cost and accrued depreciation.
Skill in reading, analyzing and interpreting plans, surveys and specifications, leases, deeds, sale offerings, etc. as they pertain to the development real estate and various markets to determine the Highest and Best Use of real estate.
Complete working knowledge of real estate appraisal methods and techniques including but not limited to the economic analysis of physical, social and governmental forces in relation to real estate value; building constructions, design, styles, materials, methods, utility and equipment; theory, nature and methods of determining property depreciation and appreciation; and discounts, leverage, tax shelter, equity and other phases of the finance market.
Ability to review work of others and obtain any required revisions in a diplomatic way, recognizing deviations from normal appraisal procedures and determining their applicability to the appraisal problem under study.
Ability to prepare written appraisal reports and letters in a precise and effective manner to explain or defend GSA appraisals.
