    The incumbent is:

    • Assigned to operate a centralized, multiple zone air conditioning plant that serves a complex of buildings.  The air conditioning plant consists of five large capacity centrifugal chillers that provide chilled water required to perform humidification, dehumidification, filtration and cooling to three separate facilities; West, East and Connecting Link Buildings.
    • Responsible for the electrical troubleshooting of all heating, ventilation, air conditioning and refrigeration (HVAC&R) equipment within Gallery facilities, which includes facilities at the sculpture garden.
    • Responsible for the proper operation and maintenance of the various air conditioning and refrigeration (AC&R) systems that operate with various types of AC compressors such as; reciprocating, rotary screw, scroll and rotary vane.  these appliances also have various refrigerant controls that must be operated, adjusted, repaired if necessary, and replaced and maintained as appropriate.  They are; thermostatic and automatic expansion valve, high and low side floats and capillary tube.
    • Responsible for the timely start-up, shut-down and regulation of the chiller plant centrifugal chillers, water circulation pumps, air handlers and other support equipment from central switches or from decentralized switches in fan or equipment rooms to meet load requirements.
    • Responsible for taking recording and analyzing equipment operational readings for the various HVAC system equipment and chillers that are in operation.  These readings include the evaluation of entering and leaving evaporator water temperature; entering and leaving water temperatures at the steam convectors and hot water generators; and water and static air pressures at the various air handlers to determine whether any equipment operational controls need adjustment to meet environmental requirements and demands.
    • On a continuing basis the incumbent records dry and wet bulb temperatures, chiller oil level and oil pressure, entering and leaving condenser water temperature, volt and ampere readings, refrigerant temperature, high and low refrigerant pressure readings, humidity and other readings necessary to perform an analysis on the operational effectiveness of the HVAC equipment.  As required, the incumbent adjusts valves, resets temperature controls and operates water spray pumps to correct environmental conditions.
