    Summary

    This position is located in the Southern Region's Regional Office, Acquisition Management Office in Atlanta, Georgia.

    As a Real Property Leasing Officer (RPLO) for a Regional Office, the incumbent will perform a combination of the following: long and short range planning, agency specific requirements development, market analysis, leasehold acquisition, lease administration and building/facility management, space planning and utilization, project management, cost estimating, and construction management work involving complex commercial real estate projects located throughout the Region.

    Responsibilities

    Negotiates lease terms and conditions; performing cost and price analyses of offers; incorporating complex modifications of terms and conditions into the lease; and preparing approval documents necessary to award the lease.

    Acquires leasehold interests in commercial real estate for the agency requiring the development of complex space requirements and agency specific needs; developing acquisition plans and strategies; performing comprehensive market analysis and building inspections; and soliciting offers and analyzing technical reports on offered buildings.

    Serves as project manager for multiple lease and construction projects. Assembles and leads interdisciplinary teams of design and construction professionals, attorneys, lessor representatives, developers, contractors, lenders, financial consultants, tenant agency personnel, or other technical personnel to review the agency space requests, determine the specific amount and type of space required, establish specific functional criteria to be used in providing the actual space, monitor build-out and accept space.  

    Performs lease administration and property management functions for complex commercial real estate lease contracts.
