This position is located in the Architect of the Capitol, Superintendent of the Capitol Building; Assistant Superintendent, Capitol Building and Capitol Visitor Center Operations and Maintenance Division, Maintenance Branch; Maintenance Section.
Services Electronic Sensing and Control Systems
Installs new and maintains, evaluates, adjusts, and repairs existing electronic sensing and control equipment in support of HVAC operations. Serves as "lead off" mechanic to implement maintenance and repair procedures on new or modified systems. Installs, modifies, operates, maintains, calibrates, evaluates, adjusts, and repairs Direct Digital Controls (DDCs). Monitors their ongoing performance. Operates DDC software and makes recommendations for interface improvement. Identifies to the Supervisor or Assistant Supervisor the materials and services required by the system. Provides technical support to find solutions to control problems with the DDC system and related hardware. Reports the status of the entire system and related hardware and integrity of system software. Installs, maintains, evaluates, adjusts, programs, and operates Building Automation and Control Network (BACnet) DDCs, Alerton Automated Logic, Delta Controls, Reliable Controls, and Siemens non-BACnet systems. Installs, operates, evaluates, adjusts, and maintains Automated Logic software. Recreates BACnet DDC software to interface with new and old software to allow the organization to view equipment performance. Operates, evaluates, and adjusts Building Automation System (BAS) hubs and routers. Tests connector quality using such methods and tools as Optical Return Loss Test Sets for fiber optic connections, RIFOCS Visual Fault Finders, and Optic Time Delay Refractometer. Designs and installs new system communication networks. Installs and terminates the Ethernet cabling and Horizontal Network and Riser Cabling. Installs, terminates and tests fiber optic cable (FOC) for Riser and Horizontal Network Cabling. Uses Internet Protocol (IP) technology to address schemes, set up control networks, and to add an additional point or BACnet controller to the network. Maintains, repairs, adjusts, and calibrates components and assemblies of the control systems. The work involves testing analog and digital circuits, aligning and balancing analog circuits, and replacing solid state devices and defective electronic parts. Adapts existing equipment to perform different functions to meet immediate objectives or roles. Tests and evaluates these adaptations using electronic measuring instruments such as oscilloscopes, pulse generators, sweep generator and frequency/sweep oscillators, and other test equipment. Installs and modifies sensors, controls, and related interfaces with installed building equipment. Operates, maintains, calibrates, repairs, evaluates, and adjusts sensors and controls. Installs, configures, evaluates, adjusts, and operates the Jurisdictional Control Stations (JCSs), central computer, disk drives, field controllers, magnetic tape drives, and serial port controllers. Installs, operates, evaluates, and adjusts modems at the CPU, at each JCS, and terminal devices. Designs, evaluates, and adjusts BACnet components, i.e., cabling, hubs, routers, and switches. Determines and recommends to the supervisor the best method to make multiple vendors’ BACnet Devices interact effectively. Creates and modifies graphics and databases for BACnet Systems.
Performs Operational Tests
Evaluates and adjusts new system installations and repairs existing systems during operational tests. As needed, improvises procedures to cope with unforeseen defects. Modifies test equipment as needed. Revises and updates schematics, drawings, and maintenance procedures for use by lower-grade employees. Uses the JCS and related equipment to install and update the network control database. Displays and prints point status. Changes set points and alarm limits. Manually control points. Produces energy conservation and control software algorithms. When system error alarms occur at the JCS, acknowledges them and follows-up to restore and maintain system integrity. Trains assigned mechanics, workers, and system users as needed on system diagnostics and operations. Provides technical solutions with control problems in individual jurisdictional equipment. The incumbent must follow all relevant safety rules, regulations, and standard operating procedures. Must utilize knowledge of and must comply with all OSHA safety rules and regulations to ensure that work progresses in a safe manner. Receives training, either on the job or through classroom training, to ensure that all safety practices and equipment are fully utilized. Must ensure the use of any required Personal Protective Equipment (PPE). Performs other related duties as assigned.
