This position is located in the Architect of the Capitol (AOC); Office of the Chief Operating Officer; Facilities Manager Buildings and Grounds Supreme Court; Operations and Maintenance Division; Maintenance Branch - Day. The incumbent is an Air Conditioning Equipment Mechanic with a specialty in Direct Digital Controls (DDC) and performs duties involved with the installation, repair and modification of air conditioning, air handlers, mechanical equipment and electronic control systems that achieve regulated climatic conditions.
This position is essential. The employee is required to report to work during emergencies and inclement weather situations. Tour of duty may include holidays and weekends on a regular or recurring basis. Rotating shift work may also be required at management’s discretion.
MAJOR DUTIES:
Air Conditioning and Refrigeration Assembly, Operation, Upkeep and Repair (40%)
Operates and sustains air conditioning equipment throughout offices, facilities and historical exhibit areas requiring critical control of temperatures.
Makes all required mechanical connections in order to secure ventilation and exhaust fans for steadiness and cavitation-free functioning.
Fuses chilled water or refrigerant lines to condensers, evaporators, compressors and controls; evacuating, dehydrating and charging system with appropriate refrigerants; checking for refrigerant leakages; resetting controls essential to maintain desired pressures, humidity and temperatures.
Actively monitors the Building Automation System (BAS) using WebControl software. Makes required changes to logic and programming to address equipment and temperature concerns within spaces.
Air Conditioning Troubleshooting (20%)
Locates and diagnoses problems in control systems as a result of trouble calls or inspections.
Fabricates new and/or repairing parts such as hinges, flanges, pipe joints and bearing sleeves, which can require welding; making all necessary adjustments in electrical and/or pneumatic controls for optimal operation of chilled or hot water valves, booster heaters, pre-heaters maximum air return from outside and automatic and bypass volume dampers.
Electronic Equipment Maintenance (40%)
Works on highly complex systems that are characterized by application of advanced electronic theory and frequent technological changes in the systems.
In support of HVAC operations, installs, maintains, troubleshoots and repairs new and existing highly complex systems of electronic sensing and control as well as new mechanical systems of similar complexity, implementing maintenance and repair procedures on major new or modified systems.
Is responsible for installation, modification, operation, maintenance, calibration, repair and troubleshooting of the DDC and for the day-to-day overall performance of the DDC.
Installs, modifies, operates, maintains, calibrates, repairs and troubleshoots sensors and controls and related interfaces with building equipment. Develops changes to detailed schematics, drawings and maintenance procedures for use by other employees. Coordinates efforts with technical and professional personnel on changes to equipment and operating specifications.
Operates the Jurisdictional Control Station (JCS) and other related equipment to display and print point status, change set points and alarm limits and manually control points. Acknowledges and follows-up on system error alarm(s) reported at the JCS to maintain system integrity. Provides technical support to the Maintenance Mechanic Supervisor or Assistant Supervisor in finding solutions to control problems with the DDC system and its related hardware.
Provides technical solutions to problems with control of individual jurisdictional equipment. Identifies material and service required for preventive maintenance. Reports status of system and selected hardware to supervisor.
